Church Hill, Pinhoe, Exeter

MJL are delighted to have recently commenced construction of 120 units in the Pinhoe area of Exeter.

The site is split by a public highway with narrow vehicular access, making access and egress to and from the site a challenge for all involved. To further compound this issue, MJL need to undertake carriageway widening and resurfacing of this existing road as part of a Section 278 agreement whilst still maintaining site access to keep with the clients demanding programme.

There is a significant change of level in certain areas of the site requiring extensive earthworks and retaining structures where MJL have worked with the client to find cost efficiencies.

The site is attenuated by a pond in the lower section of the site and also requires extensive works to deal with existing services on and around the planned working area.

All of the above could lead to challenging times ahead for the MJL site team.

Thornford Road, Yetminster

MJL have extended the boundary of our working area into the Dorset town of Yetminster where our client Burrington Estates have secured a beautiful development site comprising 85 units.

The works will include extensive infrastructure works including an off-site sewer connection adjacent to the site within the existing main carriageway.

The site will bring a variety of challenges including working with an expanded supply chain and the team are fully committed to delivering a successful scheme with our partners from Burrington Estates.

Rockbeare, Exeter

This development of five luxury dwellings nestles within the village of Rockbeare and promises to be an exclusive area sure to attract great interest.

MJL are due to form a new access road from the existing village to service the development with works on site commencing shortly for all infrastructure and plot works.

Colebrook Lane, Plymouth

The site was formerly a large gentlemen’s residence set in extensive grounds that fell into disrepair and has now been demolished to create an exciting development of 14 larger detached dwellings.

Site access is limited and will require careful planning due to the built environment surrounding the development and infill nature of the site.

There are also issues with contamination and remediation as part of MJL’s work package in addition to the typical infrastructure and plot groundworks.

Manadon, Plymouth

MJL are delighted to be involved with the groundworks package for the Construction of 85 new dwellings and associated infrastructure works in Manadon.

The site continues with the Burrington Estates ethos for building fine new homes in an area sure to attract interest from perspective purchasers.

Works on site are progressing well with the majority of the infrastructure installed and plot works following at pace.

Topsham, Exeter

This prestigious development of 54 units is set within the highly desirable Topsham area of Exeter.

The site is not without its challenges being adjacent to a very busy highway that required MJL to install a significant off-site sewer connection to facilitate the development.

There is also a cycle path crossing the front of the development, where access needs to be maintained at all times that posed particularly challenging times whilst forming the new site entrance.

Works on site are progressing well with the infrastructure now complete and the last few foundations on site underway.

Trispen, Nr Truro

The site comprises of 85 new dwellings on the outskirts of Truro in a semi-rural location.

There are a variety of house types with differing finishes all in all making an extremely attractive and NHBC award winning development.

MJL have now largely completed the infrastructure works on site and house foundations and plot finishes well underway creating a development with a quality feel already recognised by the NHBC.

Shortlanesend, Nr Truro

This site consisted of 28 new dwellings in a central village location within Shortlanesend.

There were complications with access and egress to and from the site as the entrance passed through some existing residential areas.

The site was very compact and required careful planning to achieve the desired end result.

The recently completed scheme is testament to the design and quality invested by Burrington Estates.

Looseleigh Lane, Plymouth

This impressive development of 6 executive new homes was a very high-end project demanding further attention to detail.

MJL worked alongside Burrington Estates throughout the entire project to incorporate tricky level changes from the houses through the rear garden areas without encroaching upon the protected tree protection zone and created a rear garden space befitting the status of the new dwellings.

Due to the previous use of the site, there were hazardous materials that required removal and a strict remediation strategy being adhered at all times, to avoid the potential for cross contamination of material.

Clyst St George, Exeter

This project was the first between Burrington Estates and MJL consisting of 25 units in an exclusive setting within Clyst St George and was completed in 2018.

MJL were commissioned to install all infrastructure and plot works to the highest standards with this being the flagship scheme for Burrington.

The detailing of these largely bespoke units was a real challenge, but the finished project stands out as being one of the finest developments in the area.

There were challenges along the way with the off-site sewer connection, large storage tanks, works within the existing restricted access and working hard alongside the client to deliver on time and within the desired programme.
